Asphalt parking lots and driveways in Wisconsin take a beating all year round from vehicles, storm water, snow, ice and blistering sunshine.  When done regularly, a scheduled program of sealcoating will more than double the life of your asphalt pavement and is typically less than one-tenth the cost of paving with an asphalt overlay.  Sealcoating also accelerates the melting of snow and ice on paved surfaces, which helps protect against water penetration that can damage your pavement’s foundation.

Beyond the protection it provides,  sealcoating puts a fresh, “almost new” look to your paved areas.  When your employees and customers enter your business, they’ll be greeted with a “black like new” appearance, rather than a faded and cracked surface that not only looks uninviting but could pose as a potential liability.

How Often Should You Sealcoat Your Asphalt?

The short answer is that you should reseal your asphalt parking lot or driveway every 2 to 3 year.  Before sealcoating, make sure that you cover and fill any hairlines cracks in your asphalt.  In some locations – high-traffic driveways, busy parking lots, drive-thru lanes – you may need to sealcoat more frequently. If your notice your asphalt has faded to a drab/grayish color, has significant cracking or both, chances are it’s time to reseal.

There are different forms of seal coating material, but all methods involve a process of cleaning and patching the existing surface, filling cracks, then coating the entire surface of the asphalt with a liquid sealer.

At Johnson and Sons,  we use STAR-TRITON sealcoat — a high-performance alternative to refined tar and asphalt emulsion sealers.  It has an extraordinary degree of toughness and water repellency. It works well for our Wisconsin weather because it forms a tough and durable coating that protects asphalt pavements from the damaging effects of weather, water penetration, de-icing salts, traffic damage, surface raveling/checking, gasoline and other petrochemicals.

If your asphalt is faded and cracked, sealcoating is an affordable and functional solution to get the look you want and extend the life of your paved areas.   Not sure?  Give us a call.
