Sealcoating – The Secret to a Long & Happy Life for Your Pavement

How Often Should You Sealcoat Your Asphalt?

The short answer is that you should reseal your asphalt parking lot or driveway every 2 to 3 year.  Before sealcoating, make sure that you cover and fill any hairlines cracks in your asphalt.  In some locations – high-traffic driveways, busy parking lots, drive-thru lanes – you may need to sealcoat more frequently. If your notice your asphalt has faded to a drab/grayish color, has significant cracking or both, chances are it’s time to reseal.

There are different forms of seal coating material, but all methods involve a process of cleaning and patching the existing surface, filling cracks, then coating the entire surface of the asphalt with a liquid sealer.
